
Who Can Apply?
To apply for a Home Builder Loan you must:
- be between 18 and 70 years old
- not have spouse who already owns a house
- never have gotten a previous loan from the NHT*
- be a non-homeowner (your name cannot be on a house title)
- have made at least 52 weekly contributions, with 13 within the last 26 weeks before applying
*Does not apply if you received your NHT loan at least 10 years ago.
Build On Your Land
Borrow up to $11 million to build on land you own that was not purchased with an NHT loan, or land on which you have legal authority to build.
To do this, you will need:
- Proof of Ownership: You must own land with a registered title or have legal right to build on the identified property.
- Valuation Report: A report prepared by a certified valuator, no older than one (1) year, including the replacement cost and a picture of the property.
- Commitment Letter: If you are obtaining additional funds outside of the NHT, a letter of commitment from the other financial institution.





Buy Land & Build
As a contributor, you can use up to $5 million of your NHT loan to purchase land. You can also apply for the remaining amount to start building your house.
An example:
- Total you’re eligible to borrow = $11M
- What you borrowed from NHT, to buy land = $5M
- Balance available to build = $6M
Team Builder Loan
The Team Builders Loan allows groups of nine to twenty-seven (9-27) NHT contributors to combine their benefits, enabling the purchase of a large plot of land. The goal is to subdivide the land into three to nine (3-9) lots for construction purposes.
The Team Builders Loan facilitates:
- Infrastructure Development: Installation of water, electricity, and roads.
- Title Acquisition: Assists in acquiring individual titles for each lot.
- Construction
To apply, each Team Builder must:
- Meet Qualification Requirements: Ensure they meet the basic qualifying requirements for an NHT loan.
- Identify Suitable Land: Have identified land for sale that can be subdivided into a minimum of three lots and a maximum of nine lots.
- Visit the NHT Office: Bring the required documents from the checklist and request to speak with a loans officer.

Facilities To Assist
We provide a wide range of special benefits available to contributors who meet specific requirements. These loans support purchasing, building, or improving properties.
Home Grant
The Home Grant is a special offer of up to $3.5 million, to NHT contributors now earning between minimum wage and $30,000.99 per week, and who do not yet own a home.
Microfinancing
Contributors who earn $86,000 or less weekly, will be able to access credit of up to $1.95 million to help meet their respective housing needs.
Parent Assist 2
A parent, up to age 70, who already owns a house but has never benefitted from the NHT, may borrow up to $9 million to assist one child to buy or build a house.
